These Poughkeepsie apartments promise work-from-home amenities, walkability, indoor pool

Just beyond the westbound arterial heading toward the City of Poughkeepsie, a new apartment complex is taking shape.

Here’s what’s in store for the Tinkelman Architecture site at 44 Springside Ave.

The five-story mixed-use building is being developed by Built Parcel Six LLC and will include 28 apartments designed for a work-from-home lifestyle and a walkable neighborhood.

The project is scheduled to be completed in mid-August. “We’re hoping to have people move in Sep. 1,” said Steven Tinkelman, owner and founder of Tinkelman Architecture.

“Our residences at 44 Springside bring a sophistication that will set a new standard for apartment lifestyles in the Hudson Valley,” Tinkelman said in a statement.

What to know about Van Wagner Place campus in Poughkeepsie.

The 44 Springside site is just one piece of Tinkelman’s Van Wagner Place campus which has been in the works for over 10 years. The campus covers seven acres with stores, professional offices and residences. Tinkelman said they’ve developed about 50,000 square feet of building space in the area.

Other properties on the site include Westerly House, coming in 2025, Center House and Hilltop, 25 Van Wagner Place, 33 Arlington Ave. and 59 Springside Ave., which are also in the works. Currently, there are 57 residential units, but eventually, Tinkelman plans to have approximately 100 unique dwellings.

Tinkelman said everything they’ve done at the campus comes from what they started more than a decade ago, with each building having its own character and straying away from a cookie-cutter look.

At the west end of the community sits 44 Springside. The hope is for this project to connect the campus to the Arlington Business District, with the help of a walkway Tinkelman Architecture has installed.

Amenities planned at 44 Springside apartments

The apartments will be sound-insulated, especially since they are next to the arterial, have high ceilings and lots of natural light, to promote a “healthy, calm environment,” Tinkelman said.

Some apartments will have an extra multi-use space and some apartments will have a room designated for the modern professional who works from home or has a hybrid work experience.

“We tried to create swing spaces so that you could work from home and not have to work in the living room on the coffee table or at a dining table,” he said.

Individual apartments’ floorplans include amenities like wood veneer cabinets, quartz countertops, maintenance-free flooring, expansive windows and Xumo Stream boxes, along with a smart lock and entry system. There will also be an in-unit laundry and storage room, with a side-by-side washer and dryer that sits underneath a quartz counter.

There will be a community room on the top floor and a south-facing rooftop terrace with views of the Vassar College campus and the business district, a gym, and an event and workspace area.

The ground floor will have an indoor pool, where residents can join the in-house pool club run by the British Swim School. Tinkelman said the pool will also be available to other members of the Van Wanger Place community, and there will be 7,000 square feet of commercial and retail space, focused on food to “help round out the neighborhood.”

Tinkelman also plans to hand-pick unique furnishings and other elements for the common areas.

The building is adjacent to a new neighborhood square, with “opportunities there for programming,” Tinkelman said, and there’s a dog park across Springside Avenue.

How much is rent at 44 Springside apartments?

Tinkelman said what would really make 44 Springside Ave. a success would be to have a diverse tenancy, with people who “appreciate the work that went into the apartments,” and those who may make use of the communal spaces.

One-bedroom apartments at 44 Springside start at $2,500 a month, and two-bedroom apartments start at $3,500.

Prices will also depend on the floor they are on, as ones on the upper floors have more features, in addition to how large they are. There are no restrictions on who can apply.
